Green Valley is Henderson's original master-planned community, built out from the late 1970s through the 1990s, which makes its garage doors some of the oldest working doors in the city. Most are raised-panel steel, many still wearing a factory finish that's been through thirty-plus summers — and it shows: heavy chalking you can wipe off with a finger, fading two or three shades lighter than the trim, and peeling along the panel grooves. These doors are structurally fine. The finish is just done, and a proper de-chalk, prime, and repaint brings them back for a fraction of replacement cost.
The housing mix here runs from compact single-story homes in the older sections to larger two-story family houses near Green Valley Ranch, so we quote singles, doubles, and the occasional three-car door daily. HOA enforcement varies more in Green Valley than in Henderson's newer communities — some sub-associations send fade notices promptly, others leave doors alone for decades — but either way, the garage door is usually the most dated thing on an otherwise well-kept Green Valley home.
Front doors from this era are frequently genuine wood or early fiberglass, and the sun has not been kind to either. A combined garage-door-plus-entry-door refinish is our most common Green Valley job.
